We analyze over 500 deals a year

Out of the 500, only 5% reach our high standards and return thresholds for our investors.  Out of those 5%, 16% of them are then purchased. Therefore, we search for the 1% of deals that are the best of the best for our investors. These are the deals we purchase and present as opportunities.

What Ifs?

What if the deal doesnt close?

In the unlikely scenario where an opportunity does not come to fruition after you have funded, we would immediately wire back your capital. Our legal docs explicitly state this. 

What if the market changes?

A significant portion of our time is dedicated to market research. We do our best to anticipate market shifts and account for them in our underwriting. Therefore, minor market shifts do not impact us significantly, they are already accounted for.

If there was a major market shift, we would evaluate our position and identify our options. We have contingency plans built in for these concerns. Our first objective is always protecting capital, our second objective is to grow investor capital.

How can I lose money?

Our first objective is always protecting investor capital, our second objective is to grow investor capital. We accomplish this in four primary ways:

​

  1. We ensure we have an abundance of cash reserves. We are always holding 3 months of all expenses and 3 months of debt payments in strict reserves. That means we always have 3 months to find a solution at an absolute minimum. PLUS we often have cash for our construction budget so if something goes catastrophically sideways, we have funding to work with. 

  2. Our underwriting is very conservative. We account for an 8% loss off the top, plus 2-3% in reserves added per year, plus other contingency expenses and income buffers.

  3. We purchase our projects with built-in equity. Even if we did not execute our plan at all, we would be able to sell our projects for break-even at a minimum.

  4. We are monitoring operations and financials daily. If there are issues, we catch them early enough to resolve them. 

 

So yes, it is possible, however, this is an extremely unlikely scenario.
